Embry Partners Approved for Mixed-Use Community in San Antonio
Embrey Partners has won a zoning approval change that will allow the company to convert land in north San Antonio’s Legacy Shopping Center into a mixed-use, urban-inspired community.

San Antonio—Embrey Partners, a San Antonio-based developer, manager and developer has won a zoning approval change that will allow the company to convert land in north San Antonio’s Legacy Shopping Center at Loop 1604 and Highway 281 into a mixed-use, urban-inspired community. The community, which will be part of Santikos Real Estate Services’ The Legacy development, will be Embry’s third mixed-use project along the 281 corridor.
“This is a very unique for the area,” says John Kirk, executive vice president of development for Embrey Partners. “We’re urbanizing the suburbs. There’s no longer this line drawn in the sand between city and suburb. People can have that urban walkable experience they want with a suburban location.”
The zoning change permits the addition of the multifamily component of the development. Embry plans to bring 289 new rental units to the 8.2-acre, commercially-zoned parcel. The Class A apartments will be mix of one- and two-bedroom floor plans that will range in size from 550 square feet to 1,200 square feet, respectively. The community will be built in a “Texas contemporary” design style and will offer views of Hill Country to the north of the community. The amenity package will include a dog park, a two-level fitness center and a noteworthy resort-style infinity pool donned with private cabanas.
Embry is hoping that the community’s urban feel, walkability and access to assortment of nearby retail will entice the tech-savvy and convenience-oriented Gen-Y renters. The Legacy development includes 326,455 square feet of retail space and includes major tenants such as Best Buy, Lifetime Fitness, Staples, Buffalo Wild Wings and Starbucks. The development also hosts a Saturday and Sunday farmers market.
Construction can begin as early as this spring.
