Shipping Container Construction: A New Take on Modularity
Three Squared and other developers are using containers, which are built of steel and wood, as the primary framing material for new construction. They are stackable, durable, versatile, widely available and code-friendly.
Tabletop Technology Designed to Boost Occupancy
In our increasingly mobile world, would you be willing to invest in tabletop technology that tethers its users to one spot? What if the tabletop happened to be an enormous and very powerful multi-user touch table?
Are Your Residents Ready for a Color Infusion?
Many apartment properties are still playing it safe with plain vanilla design in order to attract the greatest number of residents. But others are recognizing that bolder design decisions allow the marketing team to target specific demographics, which can lead to greater long-term success. Site tours are always educational and frequently fun. That’s why I gladly accepted an invitation to spend a few hours at Via Verde (“The Green Way”), a new affordable multifamily development in the up-and-coming Melrose Section of the Bronx. Co-developed by Phipps Houses and Jonathan Rose Companies, in partnership with Dattner Architects and Grimshaw, Via Verde has been designed to exceed LEED Gold Certification.
Editor’s Note: Back to School
Virtual or face-to-face, education is key at all career stages. E-learning solutions enable apartment companies of all sizes to implement new employee training on Day One. They also allow management to leverage the talent pool and facilitate promotion from within. Tracking tools simplify staying abreast of performance details for large numbers of employees across a far-flung portfolio—and since you can see which employees are struggling with specific skill sets, costly in-person training can be deployed only when and where it’s needed.
Editor’s Note: Leaving Las Vegas
After a number of years in Vegas, the National Apartment Association held the 2012 Education Conference & Exposition in Boston. The sleek Boston Convention Center is a bit more buttoned-up than Mandalay Bay, but I did spot an Elvis impersonator roaming the show floor; so you can take the NAA expo out of Vegas but you can’t take Vegas out of the NAA expo. The enormous exhibit hall was filled to capacity with suppliers—a good sign for the economy and a great resource for apartment operators. Watch MHN TV for interviews on a range of topics affecting the industry.
