EAH Housing to Build Bay Area Affordable Mixed-Use
The developer was selected to construct a mixed-use affordable community in Emeryville, Calif.
Nonprofit housing development and management company EAH Housing has been chosen by the Emeryville, Calif. City Council to build a mixed-use, affordable housing community in Emeryville. Located at 5890, 5900 and 6150 Christie Avenue, and destined to be 100 percent affordable, the 367-unit community will spread across three eight-story structures, and serve low-income families and individuals.
The three structures will offer 46 studio, 89 one-bedroom, 128 two-bedroom and 104 three-bedroom units and a number of community-serving common areas. Residents will also benefit from summer and afterschool support in partnership with the Emery Unified School District, in-home childcare units, financial planning services, nutrition classes and general family support and workshops.
In addition, plans call for a park expansion that will benefit residents of the community and the general Emeryville population.
Rooftop energy
Designed to promote low-carbon-emission and sustainable living, the project will feature exterior sun shades to keep apartments cool, rooftop energy production and water-efficiency. Onsite EV stations, car-share services and non-traditional transportation alternatives will reinforce the community’s green and ZNE-ready stature.
The development’s site plan creates a new pedestrian link between Christie Avenue and the Public Market, enabling improved access to major bike lanes and enhancing bike access across the city of Emeryville. Free and low-cost bicycles, safety training, bike maintenance and volunteer opportunities for residents and community members will be provided. Residents can also take advantage of Bay Area Bike Rescue, which the project will incorporate within a ground-floor retail space.
Tax credits
Construction will commence in fall 2025, and continue through the summer months of 2028. Application will be made for a 4 percent federal tax credit, following entitlements. City of Emeryville has earmarked $23.7 million to support Christie Avenue development.
EAH Housing has appointed David Baker Architects and DCI Engineers to supervise the project’s design and construction. Three months ago, EAH Housing won approval to move ahead with a Los Altos, Calif. affordable development.
