EAH Housing Affordable Development Breaks Ground

EAH Housing, in partnership with Union Station Homeless Services, has kicked off construction of Agave, a 58-unit affordable housing development in Altadena, Calif. The unincorporated town is located north of Pasadena in Los Angeles County. Completion of the project is slated for next year.

Located at 2052 Lake Avenue, the four-story building will offer one- and two-bedroom units for formerly homeless individuals making 30% of the local area median income, according to nonprofit EAH.

Median household income for the Altadena Census-Designated Place is $123,869 as of 2018-2022, according to the U.S. Census Bureau, making 30 percent of that figure about $37,160. The percentage of persons in poverty in the Altadena CDP is 6.8 percent. Some 5.7 percent of the population under 65 has a disability.

Residents at Agave will have access to various amenities, such as a central courtyard and other common areas, bicycle parking, 18 parking spaces for residents and staff, onsite laundry and an onsite management office. All units will feature 100% energy-efficient appliances, window coverings and walk-in closets.

The Agave development was designed by FSY Architects, with United Building Company as the general contractor. The California Department of Housing and Community Development, Los Angeles County Development Authority, U.S. Bank and Berkadia all participated in the project’s financing.

The nonprofit Union Station Homeless Services will provide supportive housing services for Agave residents. The agency coordinates homeless services in the San Gabriel Valley, serving a region with a population of over 1.5 million in more than 36 communities.

Recent EAH activity

Established in 1968, EAH Housing now serves over 25,000 low-income families and individuals, including veterans, people with special needs, transitional-age youth, artists, farm workers, and students who live in more than 240 communities in California and Hawaii. All together, the organization has developed 107 properties with an aggregate development cost of $2.2 billion.

In 2023, EAH broke ground on the permanent veterans housing community Lightfighter Village in Marina, Calif., and the first phase of two-phase affordable housing project Nevin Plaza in Richmond, Calif. The nonprofit also marked the grand re-opening of Centertown Apartments, an affordable property in San Rafael, Calif.

During the first half of 2024, EAH opened Avena Bella II, the final phase of the previously constructed Avena Bella in Turlock, Calif., as well as Archway Commons II, the final phase of the affordable housing community Archway Commons in Modesto, Calif. EAH also recently opened the permanent supportive housing community Pointe On La Brea in Los Angeles.
