Duo Launch Sales at Colorado Luxury Ski Community
The Four Seasons Hotel and Private Residences Telluride will offer 68 units as private or hotel residences, alongside a 52-key hotel.

Merrimac Ventures and Fort Partners have teamed up to develop another Four Seasons hotel that includes luxury residential units. The joint venture has now launched sales at the Four Seasons Hotel and Private Residences Telluride in Telluride, Colo., which will be constructed starting in April.
The project received approvals from the Mountain Village Town Council in September 2022. The joint venture has tapped Olson Kundig to design the private residences portion of the hotel, while Clements Design was tasked with the hotel and hotel residences’ interior designs.
The Four Seasons Hotel and Private Residences Telluride will offer 28 private residences ranging from two- to six-bedroom units that will be up to 7,553 square feet large and 40 hotel residences that will range from one- to five-bedroom floorplans. The residences will be split up throughout three, eight-story connected buildings with an option for a penthouse unit that comes with outdoor spa pools.
The units will be built with floor-to-ceiling windows, private terraces and modern appliances, while select bedrooms will have home oxygenation systems to prevent altitude sickness. The common amenities will include a fitness center, spa, residents’ club, indoor lap pool, outdoor hot tub, private lockers and underground parking.
Residents will also have access to the buildings’ outdoor amenities, including a pedestrian bridge, walking paths and activated plazas. The hotel portion of the development will total 52 keys and offer on-demand car services, housekeeping and butler services and wellness programs, all of which the residents will have access to.
Expanding the Four Seasons brand
Prior to working on the Four Seasons Hotel and Private Residences Telluride, Merrimac and Fort Partners previously partnered to develop Four Seasons Hotel and Residences Fort Lauderdale. The developers opened the five-star hotel and its private residences in March 2022. Separately, Four Seasons is developing a 171-unit luxury condo development in the Las Vegas area that’s expected to open in 2026.Â
Fort Partners also developed the Four Seasons Hotel and Residences at The Surf Club in Surfside, Fla., and the Four Seasons Resort Palm Beach in Palm Beach, Fla. Merrimac Ventures recently landed two construction loans to help develop its 306-unit Merrimac Plantation community in Plantation, Fla.
