Draper and Kramer Bringing New Community to Chicago’s South Loop

The 275-unit development will be located nearby McCormick Square and will be the largest community built in the area since 2010.

Draper and Kramer Inc. has broken ground on a 24-story multifamily building in Chicago’s South Loop. The development will be located near McCormick Square and will be the largest residential community built in the area since 2010. The 275-unit community is slated for delivery in summer 2020 with Solomon Cordwell Buenz as project designer and Power Construction Co. and Ujamaa Construction as general contractors.

Located at 2111 S. Wabash, the building will be one block from the CTA’s Cermak/McCormick Place Green Line station, which offers a five-minute train ride to Chicago’s Loop, and five miles from another Draper and Kramer residential project at 61 Banks St. The project is going to have a modern, asymmetric base with a glass tower on top featuring a “sawtooth” facade, which provides functional living areas in the form of bays.

By selectively extruding the facade, we were able to not only capture great views to downtown from the units, but also create a prismatic effect in which the light will constantly change the appearance of the building depending on the time of day,” said John Lahey, principal of Solomon Cordwell Buenz, in a prepared statement.  

High-end amenities

Apartments are expected to range in size from 529 to 1,411 square feet and feature one-, two- and three-bedroom plans. Finishes will include plank flooring, modern kitchens with European-style cabinets, quartz countertops and stainless steel appliances.

A 25,000-square-foot amenity area on the fourth floor is expected to provide access to a club lounge with bar, co-working space, music practice and performance rooms, game room, fitness and yoga studios and a landscaped outdoor terrace with dining and grilling stations, firepits, cabanas and a pool. Monthly rents are expected to start at $1,800.

“2111 S. Wabash will offer a finish level and amenities similar to other downtown luxury rentals but at a more attainable price point than is typically found in neighborhoods with comparable proximity to the Loop,” said Ed Polich, executive vice president with Draper and Kramer, in a prepared statement.

A booming neighborhood

The nearby area has been developing at a fast pace, with several restoration projects, retail and co-working spaces under construction. One such project is Motor Row, a national historic landmark originally named for the car dealer showrooms on Wabash, Michigan and Indiana avenues. The community will offer future residents proximity to DePaul University’s Wintrust Arena, an array of dining options as well as several hotels.

As part of the development, Draper and Kramer will donate $750,000 for the restoration of two historic neighborhood churches, built in the mid-1800s. The company is currently working on
