DC’s F1RST Apartments Begins Leasing
F1RST, a 325-unit property, offers D.C.’s only residential stadium-style seating with views into Nationals Park.

Washington, D.C.—Leasing has started at the F1RST apartment community in Washington, D.C.’s Capitol Riverfront neighborhood. The property, developed by Grosvenor Americas and McCaffery Interests, is less than a quarter of a mile from the Anacostia Riverwalk Trail, and a block from Navy Yard Metro Station.
F1RST is designed to LEED Silver and will offer 325 apartments, of which 50 will be offered at below-market rental rates. The development also includes a 170-room Residence Inn by Marriott and over 24,000 square feet of retail space.
Bethesda-based Clark Enterprises is an equity partner in both the residential and retail components. F1RST was designed by Hickok Cole Architects, and McCaffery Interests will also provide leasing and property management for the project.
F1RST offers a mix of studios and one- and two-bedroom units, each featuring floor-to-ceiling windows, Bosch in-suite laundry, quartz countertops, stainless steel appliances, and such details as USB charger outlets. Common amenities include a fitness center, 24-hour concierge, club room with a chef’s kitchen pet grooming stations and parking for cars and bicycles.
Located on the ground level of F1RST are dining options that will be open this spring, including Chop’t, Taylor Gourmet, Chipotle, Roti and Rasa Indian Grill.
According to Jon Carr, senior vice president of development for Grosvenor’s D.C. office, one of property’s distinctive features is its roof (pictured). The roof not only has a swimming pool, hot tub and dog park, but offers D.C.’s only residential “stadium-style seating” with views into Nationals Park. Residents will be able to move in before the Nationals’ opening day this year, when the team hosts the Marlins on April 3.
