Cronin Plans $260M High-Rise on Boston Waterfront

Two restaurants would make way for a 22-story, 124-unit condominium building.

Boston—The Cronin Group is planning a $260 million redevelopment of two of its South Boston waterfront restaurants to create a 22-story condominium tower.

On the current site of Atlantic Beer Garden and Whiskey Priest at 150 Seaport Blvd., Cronin wants to build a 22-story, 124-unit condominium building that would include two floors of retail and restaurant space at the base as well as a 179-space underground garage. All told, the project would encompass 283,700 square feet of new development.

“The project, with its distinctive modern design is located on the waterfront in the heart of the Seaport District, one of (Boston’s) fastest-growing neighborhoods, with a lively urban fabric that provides access to restaurants, retail, and employment,” Michael Kineavy, Cronin Group’s chief operating officer, told MHN. “The residential units will have fantastic views of the harbor and city, as well access to the Boston HarborWalk, a public walkway that follows the edge of piers, wharves, beaches and shorelines along the Boston Harbor.”

The condominium will be a full-service concierge building and will feature a private fitness center, spa, yoga room, dog grooming, lounge and library, club room with private balcony overlooking the water and private dining.

Located a short distance from downtown and accessible to transit, highway and waterway transportation systems, the project will be designed by Elkus Manfredi.

Howard Elkus, principal with the firm, said in a statement that the tower’s proposed location is “a unique site on the Boston Waterfront in that it is the East Coast terminus of transcontinental Highway 90. As such it is a gateway to Boston Harbor and the City of Boston, and any building on this site needs to celebrate this remarkable moment. Our initial iconic design was inspired by the architecture of the sails that have historically characterized this harbor setting.”

The development will integrate high-efficiency mechanical and lighting systems and the exterior of the building will be wrapped in a high-performance glazing system to provide solar control and expanded views of the surrounding harbor. A series of multi-tiered exterior public and private landscaped areas will contribute to the filtration of rainwater runoff and reduce the effect of urban heat islands.

With the restaurants that currently occupy the site, a section of the HarborWalk remains noticeably incomplete. The BRA believes the project will enhance the public’s enjoyment of the area by completing the Boston HarborWalk as an uninterrupted waterfront walkway.

As part of the development, the Cronin Group will partner with the South Boston Neighborhood Development Corp. and a residential project under construction at Pier 4 to fund the creation of 46 units of affordable senior housing.
