CRG, Shapack to Kick Off Student Project
Upon delivery, the 625-bed property will serve the University of Michigan.

A joint venture between CRG and Shapack Partners has acquired the site and obtained construction financing for Chapter Ann Arbor, a 183-unit, 625-bed student housing project in Ann Arbor, Mich.
The developer is set to break ground on the project in August, with delivery scheduled in 2027, before the start of the academic year. Partners on the project include designer Lamar Johnson Collaborative and general contractor Findorff.
The project will rise at 1201-1213 S. University Ave. in the South University District, within walking distance of the University of Michigan at Ann Arbor campus. The 19-story building will also be 1 mile from the city center and 44 miles from downtown Detroit.

The high-rise will comprise studio, two-, four- and five-bedroom floorplans that will be fully furnished. Common-area amenities are set to include a fitness center, a wellness studio and a sauna, as well as study lounges and a library. The building will also have first-floor retail space, private collaboration rooms, a rooftop patio with fire pits and grilling stations, along with a hot tub.
CRG’s student housing portfolio consists of more than 40,000 beds developed across more than 80 markets. Last year, the firm completed two Chapter-branded communities in Madison, Wis., and Eugene, Ore., respectively.
University of Michigan’s growing student housing footprint
There are currently three student housing projects under construction that will serve the University of Michigan at Ann Arbor campus, according to Yardi Matrix information. These developments will add about 2,270 beds to inventory when complete.
At the beginning of this year, Core Spaces obtained construction financing for the development of a more than 1,000-bed student housing community. The project is set to come online in June 2027, before the academic year starts.
