Crescent Communities, Southern Apartment Group Begin Construction on 296-Unit Charlotte Community

Crescent Communities and partner Southern Apartments Group have begun construction on a 296-unit mixed-use building in Charlotte’s historic Dilworth neighborhood.

Charlotte, N.C.—Crescent Communities and partner Southern Apartment Group have begun construction on a 296-unit mixed-use building in Charlotte’s historic Dilworth neighborhood.

The $55 million project, developed by Crescent and Southern Apartment and designed by BB+M Architecture, is being built by contractor Balfour Beatty Construction, with financing for construction provided by JP Morgan Chase.

Property management company Greystar expects to start pre-leasing at the community by the end of 2014, with the expected opening scheduled for the spring of 2015.

The community will add 2,000 square feet of retail space the neighborhood and will be located within walking distance of the Little Sugar Creek Greenway, the main campus of Carolinas Medical Center, as well as other retail, dining and entertainment.

“Steps away from the area’s parks, employers, shopping and dining, Crescent Dilworth will provide the lifestyle experience consumers seek today,” says Ben Collins, vice president for Crescent Communities’ multifamily group.

To help accommodate the Dilworth neighborhood’s active population, the developers plan on including a B-cycle station at Crescent Dilworth.  Charlotte’s B-cycle program, one of the largest in the Southeast, allows users to borrow bikes temporarily for a small fee. In addition to the B-cycle program, the community will strive to meet the demands of its active residents with a 3,500-square-foot athletic center that includes a CrossFit gym, interactive Fitness-on-Demand and an outdoor Yoga Terrace.

“Crescent Dilworth will provide residents with everything they need to enjoy an active lifestyle through a mix of amenities and green space that they won’t find anywhere else in Charlotte,” Collins says.

Crescent Dilworth’s amenities will include a seventh-floor terrace with bar, grill and outdoor fireplace, as well as an indoor/outdoor clubroom that complements the nearby pool area, which features a 360-degree infinity-edge saltwater pool. The main courtyard includes an outdoor kitchen, fire pit and outdoor seating.

The residences, which include studio, one-, and two-bedroom floor plans, feature granite countertops, stainless steel appliances, washers and dryers and walk-out patios in every apartment. Select units will include walnut flooring, marble bathrooms with custom closets, as well as 215-square-foot private terraces with indoor and outdoor fireplaces.
