Core Spaces to Add Nearly 4,800 Beds to Inventory
The company will expand its Wisconsin and Tennessee footprints.
Shortly after its partnership with RD Management in Tampa, Fla., Core Spaces is further expanding its student housing portfolio with four new projects. The developer will add nearly 4,000 beds in Madison, Wis., and 800 beds in Knoxville, Tenn.
The three Madison developments will be near the University of Wisconsin-Madison and are scheduled for completion between 2026 and 2028. The first community to come online will be on West Johnson & North Bassett Street. Plans call for a 12-story building with 235 units and 910 beds, as well as 20,000 square feet of amenities.

Later this year, the developer will break ground on the second project, a 15-story building on West Johnson & North Broom Street. The 474-unit, 1,723-bed community will feature studio to five-bedroom floorplans, duplex townhomes and about 4,000 square feet of retail. About 10 percent of the units will be reserved as affordable. Completion is scheduled in 2027.
The third community will be a 15-story building with 392 units and 1,330 beds. Construction on the development at North Frances and West Johnson is slated to begin next year, with completion expected in 2028.
Core Spaces already developed three student housing communities in the market. The latest, ōLiv Madison, was completed this June and features 376 units and almost 1,110 beds.
Growing its Knoxville student inventory
Core Spaces also partnered with Schenk Realty for the development of a seven-story, 800-bed student housing project in Knoxville, Tenn. Other partners include KCDC, City of Knoxville and Covenant Health.

Construction is scheduled to start next spring. The 215-unit community will comprise apartments ranging from one- to five-bedroom layouts and ground-floor retail space. Common-area amenities are set to include a rooftop swimming pool, hot tub and sun deck.
The community will rise at 1801 Cumberland Ave., adjacent to the University of Tennessee. Downtown Knoxville and the Neyland Stadium are within 1 mile, while the McGhee Tyson Airport is some 12 miles southwest.
The duo is also working on Hub Knoxville, a three-building property that include nearly 2,000 beds. The first two buildings topped out this June, while the third is set to come online in 2026.
