Cooper Cos. Breaks Ground on Arizona Self Storage

Cooper Cos. has broken ground on a 104,672-square-foot self storage facility in Flagstaff, Ariz. The project is slated for completion in the fall of 2024. Upon completion, the 694-unit property will operate under either the Armour Self Storage or the Extra Space Storage brand.

The project was first announced in 2021. The development team includes TLW Construction as general contractor and RKAA as architect. Local companies 108 Excavating, SWI Engineering and Morning Dew Landscaping will serve as excavating contractor, civil engineer and landscaping design firm.

All 694 units within the three-story facility will be climate-controlled. The property will also feature three climate-friendly enclosed loading zones, energy-efficient mechanical equipment, storm water retention, insulation R-values and provisions for an electrical solar system. On-site amenities will include gated access and video surveillance.

The storage property is taking shape at 1683 W. Route 66, near Home Depot, providing access to interstates 17 and 40. Cooper Cos. has been present in Flagstaff for 35 years as the owner of Armour Self Storage at 3025 E. Industrial Drive, which is less than 5 miles from the site of the current development.

The company is present in Texas, Wisconsin and Arizona. According to Yardi Matrix data, Cooper Cos.’ storage footprint exceeds 470,000 square feet. The company owns two facilities in Phoenix, both of which operate under the Extra Space Storage brand.

As of April, the national storage pipeline included more than 4,700 properties in various stages of development. The underway projects represented 3.6 percent of total stock, according to a recent Yardi Matrix report.
