Continuum Kicks Off Miami Condo Project

The waterfront glass tower will feature 198 residences.

Continuum Co. has started construction on Continuum Club & Residences, a 198-unit waterfront condominium tower in North Bay Village, Fla.

The 32-story building is being developed in partnership with Aksoy Holdings and represents Continuum Co.’s second branded project in the Miami area. KAST Construction is the general contractor, with plans to complete the high-rise by early 2028.

The development team also includes Arquitectonica as architect of record, Durukan Design as interior designer and Martha Schwartz Partners as landscape architect.

The groundbreaking ceremony was held on March 31st. The developer’s recently launched in-house brokerage arm, Continuum Realty, is the sales and marketing agent in charge of the project, which is already 48 percent sold.

The news comes after another luxury condominium project’s groundbreaking ceremony was held earlier last week: Grupo T&C started construction on Edge House Miami, a 57-story tower in the city’s Edgewater neighborhood. Scheduled for delivery in late 2028, the project will include 608 residences, as well as a mix of indoor and outdoor amenities.

Continuum Club & Residences will rise 340 feet at 1755 John F. Kennedy Causeway. Designed as a curvaceous glass tower, the development will be close to multiple bus stops and dining options in the North Bay Village area. Downtown Miami is within 8 miles of the property, while Miami International Airport is within 11 miles.

Residences will range from 800 square feet to 4,000 square feet, with wrap-around terraces and a collection of penthouses. Floorplans will range from one- to four-bedroom units and will feature kitchens with Sub-Zero & Wolf appliances, quartz countertops, floor-to-ceiling pantries, European cabinetry and a custom kitchen island with quartz waterfall details. Bathrooms will include marble flooring, dual vanity with integrated sink, a make-up vanity and a dedicated water closet. Bedrooms will have oversized walk-in closets and floor-to-ceiling sliding glass doors, while living rooms will feature wood plank flooring, ceilings between 9 and 14-feet heights, floor-to-ceiling sliding doors, in-residence washer and dryer and energy-efficient glass windows.

Amenity edge

The condominium project will comprise more than 60,000 square feet of amenities across four levels, include two swimming pools, a jacuzzi plunge with views of the Biscayne Bay, a five-star restaurant, a social lounge with a dining area and a marina.

Designed with a focus on wellness and leisure, the amenity package will also include a waterfront fitness center totaling 3,500 square feet, a spa center with cryotherapy chamber, private treatment rooms and an infrared sauna, a yoga studio, a kids’ playroom with a splash pad and a watersports dock. Residents will also have access to a 24/7 on-site marketplace, a business lounge and a dog park with pet spa services.

Continuum Club & Residences will also provide a variety of services, such as a Tesla House car, a resident’s app, EV charging stations, bike storage, 24/7 concierge and valet services, along with access to an Island Walk promenade and marina.
