Construction Begins on KTGY-Designed The Lakes at West Covina

Construction of The Lakes at West Covina, a 450-unit luxury rental community, is now under way in West Covina, Calif.

Irvine, Calif.—Construction of The Lakes at West Covina, a 450-unit luxury rental community, is now under way in West Covina, Calif. The announcement was made by KTGY Group Inc. Architecture + Planning, the architect on the Lennar Multifamily Communities five-story mixed-use development.

Featuring one- and two-bedroom residential units extending from 675 to 1,165 square feet, The Lakes at West Covina will offer residents a number of luxury amenities. They include a club room, fitness room, resident co-working space, bocce ball court, basketball court, turf soccer sports field, central courtyard with fireplaces and outdoor seating, and resort-style pool with fire pits and cabanas.

First units will deliver in fall 2015, and full completion is expected in fall, 2016.

“To ensure comfortable walking distances for residents from parking to their apartment home, we divided the garage in two,” KTGY principal David Senden tells MHN. “This cuts the walking distance down, plus it allowed us to create a variety of outdoor spaces that can be themed differently to appeal to a variety of residents. [As at] most rental developments today, Gen Y was a huge consideration in the design of The Lakes, but we think it will appeal to folks outside of that box, as well. There is something for everybody here.”

Location is expected to serve as one of the big draws of The Lakes at West Covina. The development is adjacent to the 1.35 million-square-foot Westfield West Covina shopping mall, and directly across the street from the Lakes Entertainment Center and Edwards West Covina Stadium 18 movie theater.

The development is situated on a site formerly filled by a Wickes furniture store. The nearly six-acre site had remained vacant after the closure of the furniture store in July 2008, and again after Expo Furniture closed in December 2012.
Noting the inclusion of approximately 20,000 square feet of ground floor retail and restaurants, Senden says, “The Lakes at West Covina will transform a former eyesore into a first-class luxury housing community with retail and restaurants.”
