Collaborative Effort for New Colorado Transit-Oriented Development

Wood Partners, East West Partners and USAA Real Estate Company have teamed up to build a new apartment community in the Union Station/Riverfront Park redevelopment in Denver.

Denver—Communities located near transportation are currently in high demand, which is why Wood Partners LLC, East West Partners and USAA Real Estate Company think their new development, when completed, will be in high demand. The companies have teamed up to build a new apartment community in the Union Station/Riverfront Park redevelopment in Denver.

The new community, called Alta City House, is a $62 million luxury development. The five-story, mid-rise building will include 280 units with one-, two- and three-bedroom apartments. The one-bedroom units will range from 645 to 825 square feet, the two-bedroom units will range from 991 to 1,227 square feet and the three-bedroom townhouses will be 1,300 square feet.

“Alta City House is a unique project as it connects physically via 18th St. Pedro Bridge with Riverfront and the new Denver Commons Park—one of the largest new parks in country,” Tim McEntee, director at Wood Partners, tells MHN. “Riverfront has other significant amenities such as the recently relocated light rail platform, which is 100 feet from our site.  This project encompasses a full city block and has two large courtyards with numerous amenities such as a roof deck and even a public Piazza at the 18th St. Bridge. Also, Alta City House will most likely be the first residential project out of the ground in Union Station.”

Amenities for the apartment building will include a fitness center, cyber café, clubroom, game room, courtyards and a swimming pool.

Alta City House will be conveniently located walking distance from the new light rail station west of Union Station, and blocks away from a new train.

This isn’t the first collaboration between Wood Partners and East West Partners. The companies previously worked together on a Colorado high-rise condominium project called Glass House in 2007.

“We are excited about our second development within the Riverfront Park/Union Station area,” Tim McEntee, director, Wood Partners, said in a press statement. “We purchased the land knowing that long-term it was a fabulous location. Today, this area and the whole urban lifestyle experience are exploding, and we’re on the front end of it.”

Construction for Alta City House will begin this August. The first move-ins are scheduled for September 2013.
