Clearwater Adds Senior Housing Assets in Texas, Oregon
The properties expand the investor's portfolio to five states.
Clearwater Living has expanded its senior living management portfolio with the addition of Clearwater Beaverton in Beaverton, Ore., and Clearwater at The Arboretum in Austin, Texas. The two properties have a total of 336 units and mark the company’s first community in Oregon and second in Texas.
Clearwater Living, based in Newport Beach, Calif., currently manages 12 senior living communities across the West, with several more under development. The company now operates in California, Arizona, Nevada, Oregon and Texas. Details about the seller or sale prices were not disclosed.
As of March, Clearwater Living was building its 13th community, Leonard on Beverly, a 7-story, 100-unit luxury senior living community in Los Angeles. Offering independent living, assisted living and memory care units, the property is set to open this fall.
Clearwater Beaverton Highlights
Previously known as Anthology of Beaverton, Clearwater Beaverton is located at 910 NW 185th Ave., near Whispering Woods Natural Area. The luxury asset has 206 living spaces and includes independent living, assisted living and memory support units. The property has studio, one- and two-bedroom floorplans with contemporary finishes. Features include stainless steel appliances, tile backsplashes, wood-style plank flooring, walk-in showers and in-unit washers and dryers.
Amenities include Savor restaurant, a bistro, fitness center and yoga room, arts and crafts room, salon, library, theater, game room, outdoor courtyards and walking trails. Clearwater Beaverton is close to shopping and dining offerings and medical centers.
Anthology Senior Living, the senior living platform of CA Ventures, formed a joint venture in July 2022 with Formation Development Group to develop the 207,169-square-foot community on 5.5 acres outside Portland, Ore. At that time, Anthology was also set to manage the property.
Inside Clearwater’s new Austin property
The property formerly known as Anthology at The Arboretum is located at 10001 Stonelake Blvd. in Austin. Anthology Senior Living broke ground on the 130-unit, 128,000-square-foot property in October 2021 and completed it in 2023.
The luxury assisted living and memory support community has studio, one- and two-bedroom layouts. The units include modern kitchens with upgraded appliances and in-unit washers and dryers.
Amenities include Savor restaurant, a bistro, fitness center, arts and crafts room, salon, theater, game room, outdoor courtyards and rooftop terraces.
Clearwater communities offer an on-site licensed nurse, medication coordination and regular monitoring, among other comprehensive care services. Through collaboration with local care providers, Clearwater offers physical therapy, occupational therapy and speech-language pathology.
Clearwater made its entry into Texas in April 2024, when it acquired The Watermark at Houston Heights, a 220-unit luxury assisted living and memory support community in Houston. Following the purchase, Clearwater rebranded the community as Clearwater at The Heights.
A partnership between Hines and Watermark Retirement Communities developed the seven-story property at 1245 W. 18th St., completing it in 2022. The asset has one- and two-bedroom floorplans.
