Civitas, Guttman to Develop Ohio Senior Housing
The Grand of Sugarcreek in Dayton will offer 220 independent-living, assisted-living and memory-care units. Construction is slated to start in the first quarter of 2018.

Real estate developer Guttman Properties partnered with Civitas Senior Living, the owner of several assisted living communities in the Dallas-Forth Worth area, to bring luxury housing to seniors in Dayton, Ohio. Their project, The Grand of Sugarcreek, will offer 220 independent living, assisted living and memory care residences in a resort-like setting. The developer plans to start construction in the first quarter of 2018 and complete the project in approximately 15 months.

The property will span over 10 acres at 4990 Wilmington Pike, an area which provides convenient access to restaurants, grocery store and health-care facilities. In addition to the developer and the team in charge of daily operations—Civitas’ Wayne and Misti Powell—the project has also received support from the city.
“The township has been very positive and helpful. Our property is ideally situated along a main thoroughfare with great access to services, including Kroger, Costco, several restaurants and Miami Valley Hospital,” said Guttman’s founder Ian Guttman, in prepared remarks.
