CityPlace Mixed-Use Development in Houston to Include 268 Apartments

Houston—Patrinely Group, CDC Houston and USAA Real Estate Co. have unveiled their plans for the new CityPlace development, formerly known as Springwoods Village Town Center. The 60-acre mixed-use development will consist of more than 4 million square feet of office space located above ground floor retail, a full-service hotel and a multifamily component.

The developers have tapped Martin Fein Interests Ltd. to build the apartment property within CityPlace. It will include 268 units and feature retail space on its ground floor.

The initial component of the development will be its office towers, which will be a combined total of 440,000 square feet. Designed by Gensler and built by Harvey Builders, both buildings will be located at the eastern end of CityPlace, near the full-service hotel, public plaza and the lake and park system, just west of I-45.

Woodbine Development Corp. is developing the full-service hotel, which will have meeting space and overlook the public plaza and the lake and park system. There will also be a Residence Inn by Marriott on the property, located on the western end of CityPlace. Each CityPlace structure will aim for LEED Gold certification, and the first office building will be delivered in the fourth quarter of 2015.

The site, which is near the nexus of I-45, Grand Parkway and the Hardy Toll Road, is in the same area as other recent major developments. These include the new 10,000-person Exxon Mobil corporate campus, which now has its first occupants; the 1,500-person Southwestern Energy Co. headquarters, which will be completed by the end of this year; and the recently announced CHI St. Luke’s Health medical campus.
