CBRE Arranges $19M Sale of Denver-Area Community

The 45-unit active adult community traded with the assistance of Dan Woodward, David Potarf, Matt Barnett and Jake Young.

A CBRE team of Dan Woodward, David Potarf, Matt Barnett and Jake Young facilitated the sale of Clear Creek Commons, a 45-unit active adult community in Golden, Colo. Arizona-based The Wolff Co. was the seller. Local investor Griffis/Blessing acquired the property for $18.7 million. Last year, the same CBRE team represented the company in the $99.5 million disposition of two communities in the area. 

Clear Creek Commons is located at 1027 Washington Ave. in the city’s downtown area. The four-story property was completed in 2003 and encompasses a total of 36,945 square feet, with units averaging 821 square feet. Amenities include the 6,000-square-foot Sassafras American Eatery, elevated patio with fire pit, BBQ and seating area, a clubhouse with a chef-style kitchen and a business center.

Other services include bi-weekly housekeeping and scheduled shuttle transportation. The community has direct access to the Clear Creek waterfront, while a wide array of retailers, restaurants, entertainment options and hotels are all within walking distance.
