Capitol Seniors Housing Opens New York Facility

The 101-suite property in the town of Greenburgh is operated by Chelsea Senior Living.

Capitol Seniors Housing has opened a new senior living community in the Westchester County town of Greenburgh, N.Y., featuring 101 residential suites. Located at 715 Dobbs Ferry Road in the New York City suburb, The Chelsea at Greenburgh is operated by Chelsea Senior Living and offers assisted living and memory care services.

Private equity-backed real estate firm Capitol Seniors Housing acquired the site, formerly occupied by a Frank’s Nursery, from the town of Greenburgh in December 2017. The resulting three-story, 90,651-square-foot property was designed by the Meyer Senior Living Studio and built by March Construction.

The newly opened property awaits LEED certification and incorporates natural materials including stone and sustainable features such as abundant green space, replacing the previous asphalt paving. The community is also landscaped with native plants that require less water and achieves a 20 percent reduction in water use through the installation of water-efficient fixtures, faucets and kitchen equipment.

Other green features include the use of recycled content in construction materials, LED lighting and efficient heating and air systems. Community amenities includes a bistro, club room, library, dining room, art studio, theater and fitness room. The Chelsea at Greenburgh sits on a a 6.89-acre site near the Sprain Brook Parkway and Interstate 87.

Capitol Seniors Housing, together with its private equity partners The Carlyle Group and Bain Capital, has deployed more than $2.5 billion to date and has acquired or developed more than 120 senior housing properties, including Arbor Terrace Mount Laurel, an 88-unit community that opened in Mount Laurel, N.J., in January.

That luxury facility is also operated by Chelsea Senior Living, a regional owner-operator that oversees 21 senior living communities in New Jersey and New York.
