Capital Improvement Complete at D.C.’s Marbury Plaza
A $5 million capital improvement program is complete at the 672-unit Marbury Plaza apartment community in Washington, D.C. In its wake, the community is being given another round of upgrades priced at $1.3 million.

Washington, D.C.—A $5 million capital improvement program is complete at the 672-unit Marbury Plaza apartment community in Washington, D.C. In its wake, the community is being given another round of upgrades priced at $1.3 million. The capital improvement program and upgrades were initiated by UIP Property Management Inc. (UIPPM), which has managed the rental property since 2009.
The apartment community commands a high profile in the nation’s capital, situated as it is just five minutes from Capitol Hill and downtown, offering Metrobus service at its front door, and delivering not only the city’s largest floor plans, but also amenities that extend from a swimming pool to a 24-hour concierge.
Marbury Plaza is conveniently situated near Joint Base Anacostia-Bolling, the U.S. Department of Transportation, Washington Navy Yard and additional job centers. Numerous cultural, recreational and entertainment destinations, among them Nationals Park, home of Washington, D.C.’s ascendant Major League Baseball team, the Nationals, are located nearby.
Marbury Plaza features an 11-story tower, a 12-story tower and seven garden-style apartment buildings on Good Hope Rd. SE. Upon taking over as manager, UIPPM began capital improvements to repair or replace all air conditioning, heating and hot water systems, roofs, windows and access control equipment. That work has greatly improved living conditions for the property’s residents.
The next round of upgrades just begun will improve common areas including landscaping, parking lots, building entries and lobbies, elevator cabs, swimming pool area, laundry rooms and commercial space. Also featured in this phase are additional access control, camera and HVAC enhancements.
Overseeing the project, which is expected to be complete by the end of the year, is UIP General Contracting (UIPGC).
“We are very bullish on our ability to continue to market this property and complete its turnaround,” UIPPM president David J. Zweig tells MHN.
“New lease inquiry pace has been very strong. The pool of qualified renters continues to expand. And so as we roll into spring, we expect to lease much of the remaining vacant units. Finalizing the cosmetic enhancements and convenience amenities gets us over the goal line . . . Completing the work in time for the spring leasing season and maintaining the sizable pool of qualified renters will be managed closely. I’ve assembled a superb team at Marbury Plaza, and we are very confident of their abilities.”
Residents are enjoying reliable, state-of-the-art building systems and services since the initial infrastructure improvement project was completed, Zweig says.
“Now, with the focus on completing the landscaping improvements, upgraded and remodeled lobbies and building entries, signage, recreation areas and commercial space, residents will enjoy the aesthetic benefits of the project,” he adds.
