Cantor-Pecorella to Sell Historic NYC Building-Turned-Condos
Rutherford Place at Stuyvesant Square, which is listed on the National Register of Historic Places, is being transformed into 78 one-of-a-kind, new condominium homes that are being sold by Cantor-Pecorella, the building’s exclusive sales and marketing firm.

New York—Rutherford Place at Stuyvesant Square, which is listed on the National Register of Historic Places, is being transformed into 78 one-of-a-kind, new condominium homes and being sold by Cantor-Pecorella, the building’s exclusive sales and marketing firm.
Located at 305 Second Avenue between 17th and 18th Streets, the distinguished 10-story building was originally designed in 1902 by noted period architect R.H. Robertson, and was a gift to the city from J.P. Morgan.
“The current condo market is in desperate need of inventory,” Richard Cantor, principal of Cantor-Pecorella, tells MHN. “If a purchaser is looking for a home or investment in the price range of $1.2 million to $2.8 million, the availability is practically non-existent. Rutherford Place is helping to fill this void.”
The tranquil Stuyvesant Square neighborhood, situated just east of Gramercy Park, extends from 14th to 20th Street and First to Third Avenue. Rutherford Place faces Stuyvesant Square, a spectacular four-acre park surrounded by a beautiful cast iron fence.
“There is great appeal to Rutherford Place being located at Stuyvesant Square, which is in the middle of one of the most handsome and historic neighborhoods in New York City,” Cantor says. “The park allows the residents and passersby to enjoy serenity, as well as beautiful lush landscaping with plenty of seating.”
It is also close to a number of subway lines at Union Square including the N, Q, R, W, 4, 5, 6 and the L extending through Williamsburg to the east and west towards the Hudson River.
“Another wonderful jaunt close by this distinguished nine-story condominium, that was built in the early 1900’s, is Irving Place,” Cantor says. “This quaint getaway has wonderful stops for one to sit and enjoy friends over a cup of coffee, delicious cheese, brunch and a local pub with great burgers. We can’t forget about the hip, fun and delicious East Village, which is just south of Stuyvesant Square.”
According to Cantor, no two apartments at Rutherford are exactly alike. Most residences are duplex or triplex units with ceilings up to 17 feet, and feature oversized windows as high as 10 feet. A number of apartments also feature French doors and private patios, many with breathtaking views of Stuyvesant Square and Lower Manhattan.
“All available condominiums in the building have been renovated with high-end contemporary finishes, fixtures and appliances,” Cantor says. “Kitchens feature a Sub-Zero refrigerator, Bosch dishwasher, Viking range, honed granite countertops, and Poggenpohl European walnut cabinetry. Currently, the entrance and lobby at Rutherford Place are under renovation, but they retain the original elaborately carved Carrara marble, gold leaf decorated coffered ceiling and wrought iron doors.
