Campus Advantage to Manage 512-Bed Student Housing
The owner recently renovated the 200-unit student housing property after acquiring it in 2017.

Campus Advantage has been selected to take over management for The Blue, a 512-bed student housing community in Murfreesboro, Tenn.
The property serves students at Middle Tennessee State University. The appointment comes after the company was recently tapped to manage a 246-bed student housing community in San Diego.
Located at 2707 S. Rutherford Blvd., the three-story building features a mix of one-, two-, three- and four-bedroom units ranging from 440 to 1,342 square feet. Built in 2006, the 200-unit community includes renovated common-area amenities such as a cybercafe, study center, lounge area, yoga room, clubhouse, hammock garden, new pet park and swimming pool. Additionally, The Blue offers a shuttle service.
Various dining, shopping and entertainment venues including Walmart Supercenter, Starbucks, Dairy Queen Grill & Chill, Domino’s Pizza and Applebee’s are nearby. Middle Tennessee State University is about 2 miles away.
According to Yardi Matrix data, The Blue last traded in 2017, when Emet Capital Management acquired the asset for $11.3 million from Vie Management.
