Long Beach, Calif.—Developers Ledcor Properties Inc. and AndersonPacific LLC have retained Alliance Residential Company to manage residential leasing for The Current. Currently about two-thirds of the way constructed in Long Beach, the 17-story, 223-unit mixed-use luxury rental tower is situated at Ocean Blvd. and Alamitos Ave. It is slated for completion in spring, 2016.
The new development will offer renters an array of luxuriously appointed floor plans ranging from studios to one- and two-bedroom residences and penthouse levels. It is expected The Current will also make available corporate units and guest suites as well.
“Alliance is structured to drive property value. Their best-in-class operating platform starts with an ownership mentality and all levels of management are incentive-based to drive performance,” Tonya Decker, regional vice president of operations for Alliance Residential Company, told MHN. “Alliance has extensive lease-up experience that stretches from coast to coast. By design, the Alliance marketing team provides ad agency-level resources with the competitive advantage of intimate industry expertise. We emphasize the importance of dialogue between sales, marketing and our operations teams to create a unified effort.”
The emphasis at The Current is on luxury, technology, sustainability and walkable distances to transit, urban attractions and the beach. High-speed Internet, 9- to 12-foot-high ceilings, roller shades, quartz kitchen countertops, European backsplashes and stainless steel appliances including washer/dryer, dishwasher, refrigerator and microwave are features of residences.
Above- and below-grade parking with electric vehicle charging stations will be available. The ground floor has 6,125 square feet of retail space for eateries and boutiques. Residents will be able to rent a 10,000-square-foot plaza for events.
The Metro Blue Line light rail is located within a seven-minute walk of The Current, and is one of the most utilized transit lines in the nation, connecting Downtown Long Beach to Downtown Los Angeles, reported Ryan Altoon, executive vice president, AndersonPacific.
The Current has access to the Long Beach Transit bus lines directly from the site and within walking distance to the Long Beach Transit Center. It is within walking distance to the Aqua Link and Aqua Bus water taxi service at Shoreline Village, which connects to the Aquarium, Queen Mary, Belmont Pier and Alamitos Bay Landing.
“With an extensive track record, Alliance Residential represents one of the highest-caliber leasing and management companies in the country,” said Jason Silver, development project manager for Ledcor Properties Inc. “They are very active in the region and deliver a high level of service that will match the exceptional quality of this building, and meet the expectations of the market.”
Added Altoon: “We are excited to be working with Alliance Residential to oversee the leasing of this landmark project. Their expertise in providing high-quality services to tenants and owners will be a great asset to our project, which is designed for residents and patrons who appreciate urban amenities in proximity to coastal living.”
Constructed of aluminum, concrete and glass, The Current will offer the kind of amenities that conjure up images of a sophisticated seaside boutique hotel.
Those amenities include ocean panoramas, views of downtown Los Angeles, private balconies, roof deck and lounge for kicking back and relaxing. Amenity spaces also include an indoor/outdoor dining area with two barbecues and pool sun deck, test kitchen, fitness center with private yoga studio, bike kitchen for bicycle maintenance, dog wash station and private storage.
“As the first ground-up high rise apartment complex to be built in Long Beach since the 1970s, there is already a buzz around the unique lifestyle that awaits residents of this luxury property,” Decker reported. “This presents an ideal opportunity to capitalize on the energy and capture prospects through social media, video and events.”
