Brooklyn’s Pencil Factory Condo Announces Pre-Completion Pricing

New York--There hasn't been much development of newbuild condominiums in Greenpoint.

New York–The Pencil Factory Condominium, located in Greenpoint, Brooklyn, is now offering pre-completion pricing to buyers for a limited time.

The property, designed by award-winning architect Daniel Goldner Architects and named after the Eberhard-Faber pencil factory, the Pencil Factory Condominium consists of 93 predominately one- and two bedroom residences across three buildings, including the original brick factory built in 1872. When completed in the fall, homes will range from 623 square feet to 1,280 square feet, with pre-opening prices ranging from $323,000 to $659,000.

The pre-completion pricing will mean a condominium will be priced $100,000 less, in some cases, than the regular price, Hans Schenck, sales director for the Pencil Factory Condominium, tells MHN. He says that 41 condominiums have sold in four weeks.

There are not many competitive properties to The Pencil Factory, since there hasn’t been much development of newbuild condominiums in Greenpoint, Schenck says, although The Pencil Factory combines two new wings built adjacent to the original factory.

“It’s really a case of old meeting new,” he says.

KMW Group, LLC is the developer, and Kafati-Batarse Group of Prudential Douglas Elliman is marketing the condominiums.

Residences at Pencil Factory will feature modern, loft-like open floor plans with ten-foot ceilings, oak hardwood flooring throughout, and oversized windows. The kitchens have GE stainless steel appliances and quartz countertops. The bathrooms feature top basin sinks, grey oak vanities, frameless glass shower stalls, and Zuma soaking tubs.

The Pencil Factory’s amenities include a virtual doorman, video-intercom systems, fitness center, private residential storage units, fitness center, bicycle storage room, residents lounge, and a public roof deck. Onsite parking will also be available.
