Brooklyn Mixed-Use Tower Tops Out

The new tower, 111 Willoughby Street, will include an affordable component.

Triangle Equities, The Michaels Organization and Geolo Capital have topped out 111 Willoughby Street, their 40-story, 204,000-square-foot mixed-use residential tower in downtown Brooklyn. The project is slated for completion in the second quarter of 2025.

The tower will offer 227 rental units, with 69 apartments designated as affordable. The building will include 1,814 square feet of ground-floor retail space and a new home for St. Boniface’s Newman Parish Center. The developers worked with the landowner, the Archdiocese of Brookyn, to demolish existing offices to accommodate the building and the new 20,000-square-foot community ministry center for St. Boniface Parish.

Landesbank Hessen-Thüringen, also known as Helaba Bank, provided a $39.5 million construction loan in March 2022. Geolo Capital also provided financing for the mixed-use project.

ZDG is the general contractor and GF55 Architects is the project’s architect. Engineering team members include Desimone Consulting Engineers, Cosentini Associates and Mueser Rutledge Consulting Engineers.

Downtown location

Located on 0.17-acres, the property is subject to a 49-year unsubordinated net ground lease held by Roman Catholic Church of St. Boniface in Brooklyn, which will expire on June 30, 2069, according to Yardi Matrix data.

Residential amenities will include a 24-hour concierge, coworking space, community kitchen, fitness center and indoor/outdoor rooftop lounge.

The building is close to public transportation including the A, C, F and R trains at the Jay Street- Metro Tech subway station to the west, the 2 and 3 trains at the Hoyt Street station to the south and the B, Q and R trains at the DeKalb Avenue station to the east. The property is also near several MTA bus routes and several Citi Bike stations that are within walking distance. Residents will also be close to retail and dining options, academic institutions, cultural offerings and green space.
