Sioni, who is the managing director, previously worked as an investment sales broker for Marcus & Millichap and Besen & Associates. Since the company launched just over three months ago, it is still in the process of closing four contracts.“We focus on multifamily deals below $100 million because over $100 million is hard to finance these days, and we specialize in multifamily because it is the most stable and less risky product in this market,” Sioni tells MHN. “This company is born in the downturn and we see that owners are more willing to listen to brokers that can inform them on what’s going on in this market and are more willing to listen rather than dictate their price.”While the company focuses on deals in New York, it also maintains an office in Milan to cover the European and Middle Eastern capital markets and to enhance ability to identify, access, and target new international investors and capital sources. “The distinguishing international experience of the firm strengthens our knowledge, credibility and relationships with decision makers as well as our closing leverage and access to both domestic and offshore capitals markets,” says Sioni.More than 80 percent of the company’s transactions involve a Tax-Free Exchange buyer and its research and IT departments have developed a program that constantly updates its 1031 Exchange investors database.
