BR Cos. Unveils Plans for Mixed-Use KC Tower

The $250 million project will include more than 300 apartments and retail space.

BR Cos. plans to transform the skyline of Kansas City, Mo., with the development of a $250 million, 25-story, mixed-use tower with more than 300 residential units. The project, 800 Grand, is set to rise on Grand Boulevard on the north side of the city’s downtown.

800 Grand, situated on a .85-acre site at the southwest corner of 8th Street and Grand Boulevard, will also include more than 24,000 square feet of retail space featuring ground-floor and rooftop food and beverage offerings. The development will feature a 438-space parking garage.

Company officials said the project will turn a barren part of the city’s downtown into a vibrant cultural and residential hub. They told local television station KCTV that the company was attracted to Kansas City because of its friendly local government, strong local sports scene and CPKC Stadium, a newly built $117 million soccer-specific stadium.

The project was unveiled to the public last week during the Downtown Council of Kansas City’s annual State of Downtown event. The organization stated there has been $10.8 billion invested in downtown Kansas City since 2000 with $4.3 billion in projects currently planned, including $800 million along the riverfront. The downtown residential population is now about 33,000 but expected to climb to 44,000 by 2035 as more than 7,000 units are planned or underway.

Construction on 800 Grand could begin by the third quarter of 2025.

A team effort

800 Grand was designed by Hoefer Welker, the architect of record for the project. Clarkson and JE Dunn are general contractors. JE Dunn was also a general contractor for the soccer stadium and for Three Light Luxury Apartments, a $140 million, 25-story, 288-unit multifamily tower developed by The Cordish Cos. in 2023.

Glendora, Calif.,-based development and construction firm BR Cos. is also partnering with Aristocrat Realty on 800 Grand. The company, which also has an office in Kansas City, has been working on developing plans for 800 Grand for more than a year.

The upscale project is one of several developments BR Cos. is planning as it expands in the Midwest. In February, BR Cos. formed a strategic partnership with private investment firm 635 Holdings. The partnership combines the development and construction expertise of BR Cos. with the sports and project financing proficiency of 635 Holdings. Projects under the partnership will focus on mixed-use developments, hospitality, healthcare and sports and entertainment properties.
