BPDA Approves Two Residential Projects in Boston
The two developments will bring 101 residential units to Dorchester and South Boston, including 13 affordable units, as well as ground-floor retail.

The Boston Planning & Development Agency (BPDA) Board of Directors approved two residential development projects, totaling 101 units in Boston. The two projects include 233 Hancock, a 36-unit community in Dorchester, and 87-93 West Broadway, which will bring 65 residential condominium units to South Boston. According to a Yardi Matrix report, the demand for multifamily housing in Boston still persists.
Dorchester’s 233 Hancock will be a 24,465-square-foot, five-story, mixed-use building development, on a site currently occupied by two auto-body repair shops. The new property will feature 36 apartments, of which 31 are market-rate units and five are affordable. According to the plans, the project will include 12 studio units, 12 one-, eight two-, and four three-bedroom units.
Additionally, the development will feature 720 square feet of ground-floor retail, 400 square feet of lobby gallery space and 22 off-street parking spaces situated in the property’s street-level garage. Storage for approximately 38 bicycles will be available, as well, on the perimeter of the building. The building is a 10-minute walk from the Savin Hill Red Line stop.
The South Boston project, located at 87-93 West Broadway, will comprise 98,000 square feet, featuring 65 condominiums. The project will consist of a mix of one- and two-bedroom units. Further plans include 9,000 square feet of ground floor retail and lobby space, with two retail spaces planned for the ground floor along West Broadway. Besides these, the new development will house 88 below-level garage spaces, two van spaces on the first floor and 65 bike storage units. The property is located one block from rapid transit.
