Bozzuto Starts Work on Long-Delayed D.C. Condo Project

A joint venture between Bozzuto Group and NVCommercial Real Estate Fund I has started work on 460 New York Avenue, a 63-unit condo development in Washington, D.C.

Washington, D.C.—A joint venture between Bozzuto Group and NVCommercial Real Estate Fund I has started work on 460 New York Avenue, a 63-unit condo development in Washington, D.C. The project is a re-starting of plans that go back before the recession, with Eagle Bank providing the construction financing for the current iteration of the development

Located at the corner of L Street and New York Avenue NW, the new 11-story development is an adaptive reuse of a smaller existing building on the site, one dating from 1929. The older structure, vacant and bricked up, was formerly a warehouse, and has an historical designation.

The condos will be available in studio, one-bedroom, one-bedroom plus den and two-bedroom floor plans, ranging from 435 square feet to 1,109 square feet. The property will include a vertical lift parking system providing 36 spaces, as well as a two-story marble lobby with concierge desk and controlled building access.

According to Bozzuto, the site is one of the last available in the Mount Vernon Triangle area, and upon completion the property will be the only condos offered in the neighborhood. Mount Vernon Triangle, the neighborhood, is formed by the triangular meeting of New York Ave., New Jersey Ave. and Massachusetts Ave., and includes the Mount Vernon Triangle Historic District, a former working-class area focused on the intersection of K St. and Fifth St.

460 New York Avenue is across the street from CityVista, a mixed-use development built on the site of the former New Center Market, a large urban marketplace. WDG Architecture is the architect of record for 460 New York Avenue; Greenbelt, Md.-based Bozzuto is the general contractor.
