Boutique Project Hits SoMa
Developed by Align Real Estate and managed by Alliance Residential Co., 923 Folsom brings 115 residences to the San Francisco neighborhood.

Align Real Estate completed 923 Folsom, a boutique luxury apartment building in the SoMa arts and cultural district of San Francisco. The nine-story building managed by Alliance Residential Co. offers 115 residences and includes 1,900 square feet of retail.
Trumark Urban purchased the property in 2012 and sold it once the entitlement process was complete. The company has also recently completed a 76-unit luxury conversion, The Pacific, which is around two miles away. Construction on 923 Folsom started in 2015, with a budget of $48.7 million, according to Cahill Contractors.
Condo-feel
“The result is a boutique rental community offering the quality, comfort and sense of home often found only in condominiums, with thoughtful shared spaces that substantially extend the walls of your well-designed residence,” said Billie LaBelle, vice president of operations for Alliance Residential Co., in prepared remarks. “923 Folsom leaves the need to buy a house at the door.”
Designed by Solomon Cordwell Buenz Architecture, the community offers studio, one- and two-bedroom floorplans, ranging from ground-floor apartments with expansive patios to the singular penthouse with its own private rooftop terrace. Sizes vary from 433 to 1,027 square feet. Units feature floor-to-ceiling windows for the best views of SoMa and high-end finishes such as GE stainless steel appliances, wood-style plank flooring, custom cabinetry with under-cabinet lighting and quartz countertops, drop-in cooktops, washers and dryers and walk-in glass showers.
Property amenities include a coworking hub, gym, resident lounge and espresso bar, as well as a 7,000-square-foot rooftop deck with fireplace, gas grills and unobstructed southern exposure. The pet-friendly community also features a “Paws & Pedals” wash station for both bikes and pets. The workshop space offers a garage-like setting rarely found in urban residences with an array of tools and a fridge. The asset has easy access to Interstate 80, as well as BART, CalTrain and Muni stations. SF MOMA, Yerba Buena Gardens, Civic Center/UN Plaza, as well as downtown, the financial district, Union Square and AT&T Park are within walking distance.
