Blaze Capital Partners JV Buys South Carolina Senior Community
MetLife backed the deal with an acquisition loan.
A joint venture between Blaze Capital Partners and Partners Group has purchased The Aspens Verdae, a 159-unit luxury senior housing community in Greenville, S.C., for $33.2 million, according to public records. MetLife Investment Management provided a $21.6 million loan for the acquisition, the same sources show.
Previously known as Aspens Senior Living Verdae, the luxury senior community came online in 2022. Pinnacle Financial Partners provided a $26.5 million construction loan back in 2020, according to Yardi Matrix data.
The four-story property incorporates one- and two-bedroom floorplans ranging between 607 and 1,243 square feet. Common-area amenities include a swimming pool, a fitness center, a clubhouse, a yoga studio, a movie theater, an art studio, elevators, a courtyard, controlled access and approximately 200 parking spaces. Units feature washers and dryers, stainless steel appliances, walk-in showers, digital locks and balconies or patios.

In June, Greystar and Partners Group opened Anthem Everett, a 450-unit community in the Commercial Triangle District of Everett, Mass., a suburb of Boston. Anthem Everett is the second multifamily community to be delivered as part of Greystar’s $730 million investment in the area.
Developed within a master-planned project
Located at 720 Verdae Blvd., the community is within Greenville’s South Central submarket. The Aspens Verdae is near the intersection of interstates 85 and 385, while Haywood Mall, Legacy Park and Greenville Downtown Airport are within a 2-mile radius of the property.
The Aspens Verdae is part of the Verdae Master Plan supported by Hollingsworth Funds. This initiative aims to tackle key future priorities for Greenville, such as affordable housing, reducing car dependence through better transportation options, preserving open spaces and fostering economic growth. Over the next 10-15 years, the plan envisions transforming 90 acres along Laurens Road into a high-density, transit-oriented mixed-use district.
