Behringer Harvard Begins Construction on Houston Luxury Multifamily Community
Behringer Harvard has started construction on The Muse Museum District, a planned luxury multifamily community with 270 apartments in Houston.

Houston—Behringer Harvard has started construction on The Muse Museum District, a planned luxury multifamily community with 270 apartments in Houston.
“We typically invest in high density urban infill projects in major metropolitan areas,” Mark Alfieri, COO of Behringer Harvard Multifamily REIT I Inc., tells MHN. “The Muse is the type of location that we target.”
Located at 1301 Richmond St., the development will come in after the razing of the 1960s-vintage housing on 2.9 acres in the Montrose/Museum District submarket of Houston.
The Muse Museum District community will comprise a four-story residential building constructed above a two-level parking garage.
Units will feature hard-surface planking in living and dining areas and natural stone floors in kitchens and baths. Kitchens will include stainless steel appliances, flattop stoves and double-door refrigerators, granite countertops, tumbled-stone backsplashes, 42-inch hardwood cabinetry with under-cabinet lighting, kitchen islands and under-mount sinks.
Common-area amenities will include a cyber cafe, business center, state-of-the-art fitness center, luxury swimming pool and dog-amenity station.
“The property is in a strong location near downtown, museum district and the medical center employment,” Alfieri says. “It is a walkable location with strong cultural appeal and attractive amenities in the area.”
According to Alfieri, the property will be in close proximity to major employment centers in Houston, and it will appeal to young urban professionals.
“The Muse Museum District is in a location near the central business district that benefits from significant demand for a superior apartment product at competitive rents,” he says. “The property will offer top-in-class amenities including a resort style pool, fitness center, structured parking as well as custom home finishes on the unit interiors.”
Trammell Crow Residential, a Dallas-based real estate firm that partnered with Behringer Harvard on the acquisition, will serve as developer of the property.
The project is expected to be completed in the fourth quarter of 2014.
