By Erika Schnitzer, Associate EditorMiami–Wellington Construction Group Inc. has commissioned Coral Gables, Fla.-based BCArchitects to design a new workforce housing rental community in Miami’s midtown neighborhood.“Considering the type of project and what it’s geared toward, the plans are very efficient,” Adan Fons, a principal for BCArchitects tells MHN. “In conjunction with the owner, who’s also a contractor, all the details have been looked at to simplify construction, make it efficient and create a nice design that’s reasonably priced.”Construction for Midtown Gardens, an 18-unit, three-story development, is expected to begin late this year. The property will offer one- and two-bedroom units, ranging in size from 500 to 820 sq. ft., with monthly rents from $900 to $1,200.The project is being designed around a central courtyard, helping to maintain the character of the neighborhood, which is comprised of adjacent properties that are one, two and three stories, explains Fons. “The neighborhood is made up of buildings built over a period of time—built in the Florida vernacular of bungalow-style or with a Mediterranean influence,” he says. “Our design maintains the height that would be adequate for the neighborhood.”The project is located within close proximity to the city’s Civic Center, Jackson Hospital and a new shopping center. “Our goal is to provide housing for everyone, as far as being able to enjoy the nightlife and work in the same neighborhood.”
