Avison Young Closes $40M Las Vegas Deal

The property traded for nearly twice the price it fetched two years ago.

Las Brisas de Cheyenne

Tides Equities has acquired Las Brisas de Cheyenne, a 176-unit community in Las Vegas, Nev. The seller was Epic Investments. The current seller bought the property in 2020, for $22 million, through its subsidiary, MDC Realty Advisors. Avison Young worked on behalf of the seller.

The two-story community is located at 3985 E. Cheyenne Ave., in the Sunrise Manor neighborhood, and consists of one-, two- and three-bedroom units, the average size being 720 square feet. Built in 1999 and upgraded in 2020, the garden-style property is situated on a 9.2-acre site on between North Lamb and Las Vegas North boulevards.

Common-area amenities includes a spa center, swimming pool, a playground area, two laundry facilities and 180 parking spots.

The property is 7.2 miles from the Frenchman Mountain hiking trail, 7.7 miles from University of Las Vegas and 7.5 miles from North Las Vegas Airport. The community, situated between an Amazon distribution center and Nellis Air Force Base, is close to both Walnut Recreation Center and Cheyenne Sports Complex.

Tides Equities continues to be active in the Greater Las Vegas area, having recently acquired Tides on Valley View for $50 million and Tides at Hacienda for $65 million.
