Missouri City, Texas–KEP Hampton ALF L.L.C. has broken ground on Hampton Pointe Manor, a mixed-use senior development in the Houston suburb of Missouri City. The go-ahead was possible with the simultaneous closing of construction financing for the project.
Hampton Pointe Manor is the initial phase of the Hampton Pointe master-planned community, according to the developer, and is being developed and operated in partnership with Wallace Bajjali Development Partners and Outer Marker Properties. The initial phase will be a 78-bed assisted living facility that will also include an Alzheimer’s unit.
KEP Hampton ALF is an affiliate of Westbury, NY-based Kalikow Group, a diversified real estate company. The impetus for getting the development out of the ground now is local demographics, explains Kalikow. in 2009, according to U.S. Census Bureau estimates, nearly 20 percent of the Missouri City population of over 70,000 was age 55 and over. By 2014, this number is expected to grow to over 22 percent, with the majority of the growth in the age 64 to 84 categories.
“This is our first investment in the assisted living arena,” says Edward Kalikow, president and CEO of the Kalikow Group, in a statement. “Hampton Pointe Manor will fill a huge need for senior housing in the Missouri City area.”
The units at Hampton Pointe Manor will include 24-hour healthcare staff; a full-service, 24-hour restaurant; social activity centers; walking trails with activity stations; and a beauty salon. When move-ins begin, the plan is for the facility’s management to meet with residents and family to conduct assessments of what kind of ongoing support is necessary for the residents.
Upon completion of each assessment, a team comprised of the facility’s executive director, healthcare director and a designated care manager will prepare individualized service plans that will be monitored on a daily basis. Services provided include: personal hygiene and grooming; socialization and activities; medication management; mobility and transferring; continence management; monitoring of safety; and meal assistance.
