Ascend Developing Apartments at Vacant Florida Trailer Park
Ascend Properties details a $32 million plan to redevelop a vacant trailer park in Wilton Manors, Fla., into a 173-unit community. The asset will fit into the local TOD corridor, and will include traffic calming measures.

Wilton Manors, Fla.— Ascend Wilton 24th Street LLC, an affiliate of Ascend Properties, is developing the Metropolitan, a planned 7.16-acre community in Wilton Manors, Fla., that was once a vacant trailer park.
“This project is part of the revitalization in the transit-oriented corridor,” Leigh Ann Henderson, the city’s assistant city manager, tells MHN. “It is part of the city’s urban mixed use district which promotes residential, walkable communities in close proximity to arts, entertainment and dining.”
Located on NE 24th St., the development will include a mix of 173 studio, one-, two- and three-bedroom rental units.
Community amenities include a 5,200-square-foot clubhouse, an urban art plaza, a dog park, state-of-the-art fitness center, an electric garage charger and a fleet of bicycles available for resident use. Additionally, there will be an extensive landscape with native trees.
“This vacant seven-plus acres has been an eyesore to the surrounding neighborhood, impacted property values, and had been an overall hindrance to neighborhood revitalization,” says Gary Resnic, Wilton Manors’ Mayor. “This project not only represents $530,000 in impact fees to the city for public safety, parks and recreation, sewer system, and other services, but more importantly, will help transform the entire area between Dixie Highway and NE 15th Ave., and benefit the entire city.”

Those in the area are delighted about the new development as the trailer park was a chronic problem and accrued over $500,000 in code violations. According to the Mayor, turning this property into a productive and attractive site is an important step toward attracting new residents and businesses and improving surrounding neighborhoods.
In addition to the redevelopment, Ascend has committed to contributing towards traffic calming measures on NE 24 Street, and supporting the city’s tree planting program in the surrounding neighborhood.
According to Dean Borg, a co-founder of Ascend, the total development cost will be approximately $32 million and construction is expected to commence in June.
Ascend Properties will also manage the community.
