The recently completed Class A storage facility encompasses six buildings, has ground-level access and features 675 climate-controlled units, ranging from 100 to 300 square feet. On-site amenities include 24-hour video surveillance, carts and dollies for use, packing and moving supplies, as well as elevator access.

The property is located at 37 Triamigas Drive, close to the Maryland border and less than 100 miles from Baltimore and Washington D.C. The storage facility, which sits across from an Aldi food market, is situated along the Edwin Miller Boulevard and has access to State Route 11 and Interstate 81.

The facility marks Arcland’s 33rd property in its portfolio and its second storage asset in Martinsburg. All these properties operate under the Self Storage Plus brand. The company has 10 additional self storage properties in its supply pipeline, most of which are located in Virginia, followed by Maryland, Pennsylvania and Alabama. According to Yardi Matrix data, Arcland’s Mid-Atlantic footprint encompasses more than 4.3 million square feet.

In the fourth quarter of 2022, Arcland expanded its portfolio with the acquisition of a two-asset storage portfolio in metro Washington, which traded for $112.8 million, and purchased a 95,769-square-foot property in Stafford, Va. In the beginning of this year, the company opened a 110,000-square-foot storage facility in suburban Baltimore.
