Apartments Planned for Suburban Augusta

Evans, Ga.—Fickling & Co. is preparing to break ground on the Lullwater at Riverwood apartments in Evans, Ga. Construction will begin early next year on phase one, which will consist of 212 units. A planned second phase will bring that total to 350 units.
Evans is a suburb of Augusta. It is an affluent place—according to the Census Bureau, the median household income for Evan is more than $66,000.
Greater Augusta has an apartment vacancy rate of 6.1 percent as of the third quarter of 2012, notes Reis Inc., which represents a small drop from 6.2 percent in the second quarter. Also, average rents for apartments in the area have been creeping up. Quarter-over-quarter, Augusta apartment rents were up 0.8 percent in Q3 2012, exactly the same as the average national increase, Reis calculates.
According to Macon, Ga.-based Fickling, Lullwater at Riverwood has a low-density site plan created to take advantage of the existing topography. The one- to three-bedroom apartments, which include energy-efficient features, will also include 9-foot ceilings with crown molding, tile entry foyers and walk-in closets. A pool with cabanas and a grilling area, a clubhouse, and a fitness center are among the property’s common amenities.
Fickling has selected NorSouth Constructs of Savannah to build the property. The architect and landscape architect is SGN+A Inc. of Decatur, Ga. Cranston Engineering Group of Augusta is the civil engineer, while Design Environments Inc. of Atlanta provided the interior design.
