American Landmark Buys 270-Unit Jacksonville Asset

The luxury community is less than 25 miles from the city’s downtown and within walking distance of a shopping center.

American Landmark Apartments has acquired Argyle Lake at Oakleaf Town Center, a 270-unit upscale community in Jacksonville, Fla.

According to Yardi Matrix data, the previous owner was Block One Ventures, which benefitted from a $27.6 million construction loan originated by IberiaBank for the development of the asset. 

The pet-friendly Argyle Lake at Oakleaf Town is located at 9849 Crosshill Blvd., in the area of Argyle Forest Boulevard and Cecil Commerce Center Parkway, less than 25 miles southwest of downtown Jacksonville.

Constructed in 2021, the property consists of nine 30-unit buildings and is situated in the Chimney Lakes neighborhood, next to both the Oakleaf Town shopping center and Baptist Emergency Oakleaf.

The one- to three-bedroom apartments include in-unit amenities such as stainless steel appliances, granite countertops, laundry rooms and washer/dryers. Community amenities include a coffee bar, clubhouse, gym and swimming pool, as well as a barbecue area, pet washing area and green space with walking trails.

The transaction comes less than a year after American Landmark expanded its Florida portfolio with the acquisition of a 248-unit community in Wesley Chapel, as well as two properties totaling 612 units in the Orlando and Tampa metro areas.
