AMCAL, TRI Point Homes Break Ground on OC Affordable Housing

Ground has been broken on Oceana Apartments, a multifamily affordable housing development in the Orange County ocean-side city of Huntington Beach, Calif.

Huntington Beach, Calif.—Ground has been broken on Oceana Apartments, a multifamily affordable housing development in the Orange County ocean-side city of Huntington Beach, Calif. The property will be a four-story structure on a two-acre site, with 78 affordable housing units for income levels at 30 percent to 60 percent of Orange County median income.

Oceana Apartments is being developed by a partnership of AMCAL Multi-Housing Inc. and TRI Point Homes, a private homebuilder who provided inclusionary financing for the project. With significant support from the City of Huntington Beach, AMCAL and TRI Point Homes are developing the property as workforce housing, while meeting local inclusionary housing requirements.

The project is designed with at-grade podium parking, 2,100 square feet of street-level common usable space (leasing office, computer room and building operation), and residential units starting at the second level.  The developers plan to have the property, which includes one-, two-, and three-bedroom units, certified LEED Gold.

The property will feature public art installation by artists Larry Gill and Gavin Heath along the staircase that leads to the public courtyard on the second floor, where there will be illuminated sculptures. The second level also provides a common open space and private courtyards for residents.

Oceana Apartments will offer various social services for the families who live there. These will include adult education and health services such as computer training, job skills training, ESL classes, health nutrition programs, after-school programs and parenting classes. The development will replace a single-story underutilized commercial building, and is AMCAL’s fifth affordable housing development in Orange County.
