KTGY Architecture + Planning, non-profit EAH Housing and the City of Emeryville broke ground on a new 86-unit, transit-oriented, mixed-use development in downtown Emeryville, Calif. Named Estrella Vista, the $64 million affordable housing project includes 6,600 square feet of street-level retail space.
Located at 3706 San Pablo Ave., the asset will be built in a highly walkable area. The MacArthur BART station is less than a mile away and Interstate 580 is within a seven-minute drive. According to Yardi Matrix data, the community will feature four studios, eight one-, 45 two-, 23 three- and seven four-bedroom units, ranging in size from 569 to 1,572 square feet. Estrella Vista will include four main outdoor areas, a large central courtyard with playground, 108 parking spaces and an outdoor sky deck space at the sixth level, offering views of 37th Street and beyond. All units will be restricted to households earning 30 to 60 percent of Alameda County’s area median income.
“We recognize that California, specifically the Bay Area, has been in a housing crisis for a while. The last new affordable community EAH built in the Emeryville/Oakland area had more than 5,000 applications for 100 apartment homes,” said EAH Housing CEO & President Mary Murtagh, in a prepared statement.
LEED Gold Development
EAH Housing plans to pursue LEED Gold certification for the project, which will also be environmentally sensitive and constructed using sustainable building methods. These include:
- photovoltaic solar panels
- solar water heating system
- low-flow plumbing fixtures
- recycled materials
- energy-efficient appliances and lighting
- water-efficient landscaping
Power for the electric vehicle charging stations included in the project will be supplemented by the rooftop photovoltaic solar panels. The six-story community will feature bicycle racks at several locations along the property. The design also incorporates public art as part of the city development requirements. KTGY is collaborating with local artist Eric Powell to integrate a significant piece of public art into the architecture. Completion is slated for September 2019.
MPA Design and Luk and Associates are also part of the team developing this project. EAH Housing is also developing the affordable component of another Western region development—Salem Partners’ 1500 Kapiolani mixed-use development in Honolulu.
