Affirmed Housing Opens Los Angeles Affordable Supportive Housing

The $30 million development provides housing for formerly homeless individuals.

Affirmed Housing has officially opened Westhaven, a 57-unit affordable supportive housing in Los Angeles. The community caters to formerly unhoused individuals earning between 30 and 50 percent of the area median income.

The partners involved in the development of the new community are AC Martin Architects, Fuscoe Engineering, EPT Landscape Design, Walton Construction, Donald F. Dickerson Associates Inc., DUEx and Edmond Babayan & Associates Inc.

The financing for the approximately $30 million project includes:

  • Low-Income Housing Tax Credit allocation from the California Tax Credit Allocation Committee
  • Section 8 vouchers and subsidies from the County of Los Angeles
  • a $20.5 million construction loan from Bank of America
  • $100,000 in construction financing funded by Los Angeles County Development Authority
  • federal tax credits
  • deferred developer fees
  • No Place Like Home funds

The five-story building incorporates studios and one-bedroom apartments, with some of the units including communication and mobility features. The common-area amenities at Westhaven consist of a business center, a rooftop terrace, a community room, a computer room, laundry facilities, bicycle storage, controlled access and approximately 34 parking spaces.

Specialized care in downtown LA

The fully affordable community provides care, guidance and specialized supportive services for formerly homeless individuals. The residents will benefit from programs around health and wellness, job training and financial literacy.

The development sits on a 0.9-acre site of four dilapidated residential units. Located at 11609 S. Western Ave. in the Hawthorne submarket, the property is close to an abundance of dining options, retail centers, entertainment venues and public transportation. Westhaven is near Interstate 105, which provides easy access across the Los Angeles metropolitan area. Martin Luther King Jr. Hospital and Los Angeles Southwest College are within 4.4 miles from the site.

Affirmed Housing has recently broken ground on a 96-unit, 75,910-square-foot affordable housing community in San Marcos, Calif. The development is taking shape near another one of the company’s affordable projects, a 100-unit affordable community.
