ACI Facilitates Sale of Sacramento Property

Senior Associate Doug Taber brokered the $4 million sale on behalf of the seller. The buyer was self-represented in the deal.

ACI Apartments has arranged the sale of Lemon Hill Apartments, a 40-unit, garden-style community in Sacramento, Calif., for $4 million. The company brokered the sale on behalf of the sellers, private investors. The buyer, who is also a private investor, was self-represented.

Situated at 6304 Lemon Hill Ave., the community is near freeways 99 and 50, approximately 8 miles from downtown Sacramento and around 20 miles from the Sacramento International Airport. In addition, the property is surrounded by many dining, shopping and entertainment options, including the WCP Southgate Plaza, Plaza del Sol and other retailers in the area.

Constructed in 1965, the 10-building community occupies 1.62 acres and encompasses one- and two-bedroom units. Communal area amenities include a courtyard, laundry facility, barbecue area, 42 parking spaces, security gate and a leasing office.
