ACI Arranges Sale of Small San Diego Community

A partnership between The Marc and Amelia Ausman Trust and WINCTC has purchased a seven-unit community in San Diego’s City Heights. The property traded for $1.6 million, as part of a 1031 tax-deferred transaction. Apartment Consultants Inc. (ACI) Principal Terry Moore represented the buyer, while South Coast Commercial Vice President Ben Vogelsang worked on behalf of the seller.

Built in 1990, the 5,022-square-foot building features a mix of one-, two- and three-bedroom units. Five apartments have recently been renovated, including new kitchen cabinets and bathroom vanities. The property includes five single-car garages and additional off-street parking spaces. 

Located at 4255 Winona Ave., the property provides easy access to Trojan and Orange avenues, El Cajon Boulevard, 52nd Street and Euclid Avenue. Ibarra Elementary School, Vien Dong, Boulevard Mart Shopping Center and Waldorf School of San Diego are also nearby. 

In May 2017, ACI Apartments also brokered the sale of The Highland Park Apartments, a 29-unit community in San Diego’s National City neighborhood.
