A Sneak Peak Inside Baron’s The Park Overture in Upper Manhattan
Developer Matthew Baron on what it takes to bring luxury and sustainability to this scenic neighborhood.
In a city known for its towering skylines and dynamic neighborhoods, The Park Overture in Manhattan’s Washington Heights stands out as a boutique rental apartment building that blends in with its scenic surroundings. The recently completed sustainability-focused development is adjacent to Fort Tryon Park, a 67-acre green oasis that the residents have at their doorstep.
Developed by Baron Property Group in partnership with LargaVista at 4568 Broadway, The Park Overture features 92 units, with more than a third of them already leased.
Multi-Housing News spoke with Baron Property Group President & Founder Matthew Baron about the inspiration for the project that aims to set a new standard for sustainable living in Manhattan.

Fort Tryon Park is a unique neighbor for your development. To what extent did the location influence the design and amenity choices at The Park Overture?
Baron: A reflection of Fort Tyron Park and its surrounding areas, The Park Overture was greatly informed by its location, including the sinuous shape of its curved, brick façade and signature home features like picture windows, balconies and energy-efficient appliances. The building’s thoughtful amenity collection also draws inspiration from the ample green space, including the furnished courtyard with grills encouraging al fresco dining experiences, bike storage, dog spa and lobby offering impressive vistas.
Walk us through the vision behind these choices.
Baron: We wanted to maximize the building’s strategic park-facing location without overwhelming the surroundings. We chose a curved façade that mirrors the organic shape of the park and gives residents one-of-a-kind views of the greenery and down Broadway, while keeping the building’s height relatively low, at just seven stories, to provide an intimate experience for residents and passersby. Similarly, the color and texture of the brickwork enhance the existing streetscape without overpowering it.
The Park Overture is among Manhattan’s first all-electric buildings, featuring rooftop solar panels and energy-efficient appliances. Why did you decide to take this sustainable approach, and what challenges were there?
Baron: We decided to pursue a sustainable approach for The Park Overture because we believe in the importance of promoting a greener future. Using electric systems and rooftop solar panels enables us to decrease the building’s carbon emissions. While implementing these eco-friendly features comes at a cost, we view what others might categorize as a ‘challenge’ as an opportunity to be a leader in sustainable building design that contributes positively to the environment. This, in turn, attracts residents who value sustainability.
How do these features impact residents’ living experience and your operating costs?
Baron: Our residents appreciate the opportunity for more sustainable living. Operating costs can be an upfront investment, but it is an investment in our future and offsetting energy expenses via the solar panels pays off in the long run by keeping utility costs lower for the building and residents.
Do you see The Park Overture setting a trend for all-electric buildings in Manhattan?
Baron: The building’s electric design not only reduces carbon emissions, but also enhances energy efficiency, helping to set a new standard for residential living in Manhattan. With this approach, The Park Overture is part of a fast-growing trend of electric or green buildings throughout New York City that showcase how sustainable design can go hand-in-hand with urban living, even ahead of requirements like Local Law 97.
Another important aspect for those looking to rent is whether a property accepts pets or not. Tell us more about your decision to embrace pet-friendly features.
Baron: We know pets are an important part of life for many of our residents, so we wanted to create a seamless, accessible lifestyle where they would easily be able to care for their beloved pets. In addition to the park, they also enjoy access to pet-friendly homes—many with private balconies—as well as a courtyard and in-building dog spa. These amenities enhance our residents’ quality of life and that is always our goal.
Compared to other luxury options across Manhattan, how does The Park Overture differentiate itself?
Baron: The Park Overture stands out as one of the first all-electric buildings in Washington Heights, setting a new standard in the area by prioritizing sustainable, energy-efficient living in a way that no other local building has.
Residents benefit from high-end home features and community-focused amenities—including private balconies, in-unit washer/dryers, courtyard, fitness center, dog spa, bike storage and more—that enhance the lifestyle experience, but at a price point more accessible than other luxury options in Manhattan.
The building’s ideal location offers convenient access to cultural landmarks like The Met Cloisters and Heather Gardens, as well as vibrant dining and entertainment options that celebrate the area’s rich heritage and growing diversity.
Has your experience with The Park Overture inspired plans for similar future developments in New York City or in other markets you’re active in?
Baron: One of the values that differentiates us from many other New York- and Miami-based developers is that we seek out emerging markets. We are currently developing Metro Parc, a 2.3 million-square-foot mixed-use development in Hialeah, Fla., which will introduce one of the first highly amenitized, Class A multifamily assets to the area.
The multi-phased project is adjacent to the Metrorail entrance and Hialeah Hospital, one of the largest hospitals in the region and will provide much-needed rental housing to one of South Florida’s largest neighborhoods. This development illustrates our innovative approach to developing quality workforce housing and represents another sustainability-oriented vision because of its strategic proximity to the Metrorail, making public transportation more accessible.
We also have an active development pipeline in Coral Gables, Fla., and Long Island City, N.Y., and we look forward to bringing the same values to these projects and our future developments. Â
