Griffis Residential Wins $86M in Financing for Denver Asset
The community was among the last to be built in the city before the Global Financial Crisis.

Griffis Residential has obtained $86 million in financing for Griffis Union Station, a 400-unit multifamily community in Denver. Working on behalf of the borrower, JLL placed the five-year senior agency loan.
Griffis acquired the property in 2017 for $126 million from Monogram Residential Trust, according to Yardi Matrix information. The community was completed in 2010, one of the last of the wave of developments started before the Great Financial Crisis.
Griffis Union Station has one- and two-bedroom units averaging 918 square feet. Some of the units have been fully renovated, adding features such as new countertops, backsplashes, stainless steel appliances and improved lighting. There are washer/dryers in all units and patios and balconies in some.

Common-area amenities at the five-story building include a fitness center, a resort-style pool, a clubhouse, a resident lounge and a business center. There are grilling stations, a game room, a dog park and pet washing station. The property includes 506 parking spaces in a multi-level structure.
Griffis Union Station sits on a 4.95-acre lot at 2905 Inca St. in downtown Denver. The property is within walking distance of Union Station, the city’s central multimodal transportation hub.
JLL Senior Managing Director Eric Tupler, Senior Director Kevin Barron and Director Jake Martin led the Capital Markets Debt Advisory team that represented the borrower.
Denver multifamily: mixed signals
New multifamily supply growth in greater Denver is still strong, with 3,041 units coming online in the first four months of 2026, according to Yardi Matrix, with another 19,042 units under construction. Investors, however, were less busy in the market, with multifamily sales totaling $345 million in 2026 through April, down more than 51 percent year-over-year.
In August, RXR, along with partners Halpern Real Estate Investments, Korman Communities and Invent Development Partners, obtained $125 million in construction financing for AVE Station House, a 301-unit multifamily development in Denver. The property, located at 4001 Walnut St., will rise 13 stories over the city’s River North Arts District.
In July, a joint venture between The Dinerstein Cos. and PGIM received an $81 million refinancing loan for Atlas Peakview, a 330-unit multifamily community in the Denver-area submarket of Centennial, Colo. Mesa West Capital provided the capital in a deal arranged by Walker & Dunlop.
