Luxury Senior Community Lands $67M Near Kansas City

Proceeds retire a previous construction loan.

EPC Real Estate Group and Platform Ventures have secured $66.9 million in refinancing for The Fieldston of Fairway, a 209-unit, +55 luxury active adult community in Fairway, Kan. JLL arranged the deal on behalf of the borrowers.

The new five-year loan replaces a previous $50.5 million construction note, which Equity Bank originated in 2023, according to Yardi Matrix information.

Located at 4210 Shawnee Mission Parkway, the community came online in 2025 on roughly 5 acres. It is just off U.S. routes 169 and 56, with multiple dining and retail options within 2 miles. Kansas City Country Club and Mission Hills Country Club are 2 miles southeast, while Kansas City is about 8 miles northeast.

The unit mix includes one- to three-bedroom apartments, with floorplans ranging from 673 to 1,533 square feet. All apartments include in-unit washer/dryers, microwaves, as well as private balconies and patios.

A pet-friendly community, The Fieldston of Fairway features amenities such as a resort-style swimming pool, sun deck, pub, golf simulator, fitness center, yoga studio, spa, outdoor lounge and garden. Greystar oversees management at the property.

JLL Managing Director Mark Erland, Senior Director Kevin Baron and Associate Ellie Savage led the firm’s Capital Markets team that secured the financing.

Kansas City posts all-time high senior housing occupancy

Kansas City’s senior housing sector posted a 90.5 percent occupancy rate in the second quarter of 2026, marking a slight improvement over the market’s all-time high, according to a report from the National Investment Center for Seniors Housing & Care. Across NIC MAP’s 31 Primary Markets, senior housing trends show continued occupancy growth for the fifth consecutive year, rising 200 basis points in the last 12 months to 89.9 percent.

Meanwhile, Kansas City’s active adult sector had an occupancy rate of roughly 95 percent, NIC Map data also shows. In comparison, the national average jumped to 92.6 percent in the second quarter.
