Clarion Partners Picks Up Bay Area Senior Community
The property came online in 2020.
Clarion Partners has purchased Clearwater at Sonoma Hills, a 94-unit senior living community in Rohnert Park, Calif. Clearwater Living, the seller, will continue as the property’s operating partner. CBRE, one of the top multifamily brokerage firms of 2025, arranged the transaction.
Completed in 2020, the two-story property is at 710 Rohnert Park Expressway, near Sonoma State University, Sunrise Park and Foxtail Golf Club.
The community comprises 70 assisted living and 24 memory care units, with capacity for 100 residents. Assisted living accommodations include alcove, one- and two-bedroom apartments ranging from 367 to 923 square feet. The memory care component features studios ranging from 438 to 661 square feet.

The pet-friendly property has shared amenities such as a theater, art studio, fitness center, putting green, outdoor courtyard, dog park, bocce ball court and salon, but also culinary venues. Services include daily activities, mobility and transportation assistance, on-site therapy services and a continence management program, among others.
CBRE Executive Vice President John Sweeny, Vice Chairman Aron Will and Senior Vice President Austin Summy advised on the sale.
Sonoma County’s senior population continues to grow
Sonoma County’s population has become increasingly older over the past decade. People age 65 and older accounted for 24.2 percent of the residents as of last year, according to the U.S. Census Bureau.
And these numbers are only expected to grow. Residents age 60 and older are projected to represent 35 percent of the population by 2030, the Sonoma County Master Plan for Aging predicts. However, the county’s senior housing inventory has yet to meet the high demand.
One of the largest owner/operators in Sonoma County is Cogir Senior Living, a company with three properties in its local portfolio. One of them is Cogir of Rohnert Park, an independent and assisted living community located 3 miles from Clearwater at Sonoma Hills.
