1,000-Unit Oregon Portfolio Lands $128M Refi Note
The loan was split across four properties.

Century Management has closed on a $128.2 million refinancing loan for a four-property, 986-unit multifamily portfolio in Eugene, Ore. The package covers River Terrace, Parkside, The Bailey at Amazon Creek and Crescent Park. Greystar manages the properties, according to Yardi Matrix information.
Walker & Dunlop Capital Markets Real Estate Finance arranged the financing on behalf of the owner. Steven Natale, managing director of Capital Markets Real Estate Finance, led the transaction.
The refinancing included four Fannie Mae notes and utilized the company’s Streamline Early Rate Lock program, which allows loans to secure interest rates 25 days after a signed application was received. This feature reduces transaction risk earlier in the financing process.
The portfolio up close
The four properties included in the portfolio came online between 1998 and 2016, according to Yardi Matrix. Breaking down the $128.2 million, $38.2 million went to River Terrace, $31 million for Parkside, $34.9 million to The Bailey at Amazon Creek and $24.1 million was provided for Crescent Park, the same source shows.
The portfolio is primarily composed of one- and two-bedroom apartments; The Bailey at Amazon Creek also includes three-bedroom floor plans. Community sizes range from 200 to 280 units, and amenities across the portfolio include swimming pools, fitness centers, sports courts and detached garages.

Recent Walker & Dunlop activity
Walker & Dunlop has remained active in agency-backed multifamily financing this year. In January, the firm arranged the refinancing of Alexander Crossing, a 440-unit Class A multifamily property located in downtown Yonkers, N.Y. The package included a $116 million five-year, fixed-rate loan from Fannie Mae.
Also, this past April, WC Smith refinanced Skyland Town Center and The Albemarle, both in Washington, D.C., for $119.7 million. Walker & Dunlop arranged both transactions, which included capital from Fannie Mae and Freddie Mac.
